Job Description:/h3:
A Property Management firm is seeking a highly motivated and organized property manager for a luxury condominium property in Brielle, NJ. Individual must have 10 plus years experience in building transition, personnel management, project management, good knowledge of construction, and must have excellent written and verbal communications skills.
The individual must be proficient in MS Office and various other technology. The Individual must be able to work with various personalities on condo boards. Individual must live within 30 minutes of Brielle, NJ.
The above is a minimum criteria to be considered.
Duties depending on the Position you are hired for include;
Property Manager
1) Deals with all physical building issues by checking on issues, developing scopes of work as needed, calling in appropriate vendors, and arranging to obtain proposals as needed.
2) Deals with all building emergencies during normal business hours (after hours emergencies dealt with by prop. mgr. on call and followed up with by prop. mgr. during the next business day.)
3) Works with and oversees building personnel and vendors to provide for property services as contracted.
4) Arranges for and oversees all inspections at property (insurance, city, state, etc.)
5) Sets up and attends all Association meetings : Board and Owners:and provides for proper notifications and packages, owner/Board sign:ins, proxies, election voting, etc.
6) Handles insurance claims both by and against the Association (work with insurance agents, attorneys, owners, Boards, admin. and accounting staff.)
7) Visit all properties at least 1x/mo.
8) Update Boards at least 1x/mo.
9) Update owners and residents as needed.

Assistant Property Manager (if applicable)
1) Support Property Manager in field by visiting properties regularly to inspect, meet
vendors/contractors, investigate problems/issues, make reports using Canvas App.
2) Post notices at properties as directed by Property Manager.
3) Provide access to and oversee service providers to all properties.

Senior Property Manager
1) All duties of Property Manager for buildings managed by Senior Prop. Mgr.
2) Oversee all Property Managers and provide guidance on financial, insurance, legal, admin., and building issues.
3) Develop and implement Property Manager evaluation forms (job evaluations 1:2x/yr.)
4) Arrange for Association legal representation, guidance, etc. with the appropriate counsel (work with attorneys, admin. and accounting staff.)
5) Arrange for loans, engineering Scopes of Work, bidding, and job oversite of major capital projects.
6) Attendance at Annual Owners Meetings and important Board Meetings.
7) Chair weekly DPM Skype meetings with staff.
8) Handle inquiries for property management and provide proposals for potential clients.
9) Go on sales
calls/leads/presentations to potential clients.
10) Develop additional sources of new business and networking opportunities.
